Marshall Montalto is a real estate principal and co-founder focused on the acquisition and development of high-value coastal assets, with a strategic emphasis on waterfront land, experiential retail, and hospitality-driven real estate across Florida.

As an active owner and operator, Marshall specializes in identifying underutilized opportunities and transforming them into destination-driven assets designed to generate both durable cash flow and long-term appreciation. His approach combines disciplined underwriting, strategic site selection, and institutional-quality deal structuring.

He is currently leading waterfront development initiatives in the Florida Panhandle, where he acquires and develops prime coastal sites and partners with established hospitality operators through structured management agreements. This model allows for best-in-class execution on the operating side while maintaining ownership control of the underlying real estate—creating a scalable platform that integrates real estate investment with high-performing experiential concepts.

Marshall maintains an active role in acquisitions, leasing, and asset strategy through his affiliation with Jupiter Ocean Grande Realty LLC. He previously founded City Search Realty LLC, where he led brokerage and investment activity in New York City, executing complex transactions and building long-standing relationships with developers, attorneys, and private investors.

His foundation was built within leading brokerage platforms including Coldwell Banker, Douglas Elliman and Calibre International Realty, where he gained exposure to luxury markets, high-net-worth clientele, and institutional-grade deal structures.

Known for his entrepreneurial discipline and investor mindset, Marshall focuses on building scalable real estate platforms anchored by strong locations, aligned operators, and clear exit strategies. His work is defined by a long-term ownership perspective, value creation through strategic partnerships, and the ability to position assets for institutional acquisition or premium market exit.
